Overview

Dbstructural’s chartered structural engineers were appointed to deliver the structural design for a bespoke four-bedroom new build dwelling located in the rural village of Clophill, Bedfordshire.

Set within a generous plot with expansive countryside views to the rear, the project formed part of a wider development that also included a detached garage block and a separate bungalow on the same site.

Our experienced residential structural engineers worked closely with the architect and contractor to provide coordinated structural and civil engineering solutions throughout the design process.

The aim was to deliver a buildable structure that complemented the architectural vision while responding appropriately to the site’s ground conditions, layout constraints and rural context.

Structural engineering drawings and design

The dwelling was designed using traditional masonry construction, combining several external finishes including brickwork, rendered blockwork and timber cladding. This approach allowed the architecture to break up the building mass and create a contemporary yet contextually appropriate appearance.

This mix of materials allowed the building mass to be broken up architecturally, helping the new dwelling sit comfortably within its rural surroundings while delivering a contemporary appearance.

Our structural engineers gave careful consideration to the load paths within the structure. Structural calculations and drawings were produced to support the building control process and ensure the design complied with UK building regulations.

Roof structure and room-in-roof design

A key feature of the dwelling was the room-in-roof layout, which required a carefully coordinated structural approach to maximise usable space within the roof while maintaining structural stability.

The roof structure was primarily formed using prefabricated timber trusses, a common solution that offers cost efficiency, quality control and rapid installation on site.

Due to the inclusion of a room-in-roof layout, careful coordination of structural steelwork was required to support the trusses and redistribute loads while maintaining open internal spaces. Dbstructural’s structural engineers worked closely with the architect and truss manufacturer to ensure the steel arrangement integrated efficiently within the roof geometry. This collaborative design process helped avoid issues during construction and allowed the contractor to install the roof structure efficiently.

The result was a structurally sound roof system that delivered the required internal space while maintaining a clean architectural form.

First floor construction

Our team of structural engineers engineered the first-floor structure utilising timber joists, providing an economical and lightweight structural solution with good spanning capability.

This system offered several advantages:

  • Reduced overall structural weight
  • Efficient installation during construction
  • Facilitation of the routing or services (plumbing and electrical)
  • Maintained floor performance with minimised deflection

Substructure and ground conditions

A detailed site investigation was undertaken early in the project to assess the ground conditions and determine the most appropriate foundation solution.

The investigation identified sand-based soils across the site, which allowed the building to be set on traditional strip foundations. This provided a straightforward and cost-effective foundation solution while maintaining adequate bearing capacity and settlement performance.

The foundation layout was carefully designed to accommodate the various wall types and load paths created by the combination of masonry construction and internal steelwork. By selecting an appropriate foundation solution early in the design process, our structural engineers helped minimise unnecessary excavation and reduce overall construction costs.

Wider site engineering

In addition to the main dwelling, dbstructural’s residential engineers provided structural input for the detached garage block and separate bungalow, ensuring consistent design principles were applied across the site. Coordination between these structures allowed for efficient construction sequencing and compatible foundation solutions.

Outcome

The completed dwelling is a high-quality home that successfully balances traditional construction methods with modern architectural detailing. Careful integration of steelwork within the roof structure enabled the room-in-roof design while maintaining structural efficiency. With stunning views to the rear of the property, the house makes the most of its setting while delivering a robust and practical structural solution.
