You need a structural engineer for an extension. No question. They tell you what beams, lintels, foundations and structural supports you need.

Always get a structural engineer’s blessing before removing a wall. Even if it seems non-structural, it could be load-bearing.

Depending on the size and extent of the extension it may fall under permitted development rights which allows you to build without the need for a full planning application. There are exceptions and limitations to this based confirmation with your local council may still be required. With small extension work and internal alterations these can be completed under a building notice which allows building work to be carried out without the need for full plans therefore it is a quicker and less detailed process.

A structural report will generally be undertaken to assess the existing structure objectively, often they are instructed because of concerns or issues with the current structure. Areas where further investigation or remedial works would be noted in the report. A certificate of completion will be issued by Building Control or the Approved Inspector following any building work being finished assuming they have been completed as per the drawings.
